The lagoon communities off the Metedeconk River and Barnegat Bay put a great deal of housing at or near grade with tidal water. Bulkhead and crawl-space intrusion is common here in a way it simply is not a few miles inland, and it tends to be discovered late because nobody visits the crawl space.

Raised structures fail differently: exposed utility runs freeze and burst, and the open underside lets wind-driven rain reach framing that used to be protected. We check those areas as standard rather than only where the stain shows.
